Engineering Accuracy

Our differentiation lies not in our methodology, but in how we consistently apply it.

Many general contractors claim to use Lean.
CoBUILD
developed a proprietary delivery system, BLDR360™, which applies Last Planner, Pull Planning, and Commitment-Based Scheduling to every project, phase, and trade partner.

THE PROBLEM WITH HOW MOST GCS WORK

Reactive Construction Creates Delay
Traditional construction delivery is top-down: the general contractor sets the schedule, trades react, and inevitable delays cascade throughout the project. These delays are absorbed into contingencies, resulting in clients bearing the cost of discrepancies between planned and actual outcomes.
Proactive Planning Prevents Disruption
CoBUILD was established to address these gaps proactively. Rather than reacting to schedule issues, we implement planning processes that prevent them. When unforeseen conditions occur, our team is equipped to adapt efficiently and maintain project stability.

BLDR360™ Is Our

Delivery System

PRE-CONSTRUCTION DEEP DIVE PULL PLANNING WITH THE FULL TEAM WEEKLY WORK PLANNING CONSTRAINT REMOVAL CONTINUOUS IMPROVEMENT

We engage before design is finalized, collaborating with architects and MEP engineers to identify constraints, validate assumptions, and develop a realistic project roadmap. Our objective is to prevent surprises after construction begins by addressing issues early.

We develop the schedule by working backward from your target completion date and involve all trade partners in the process. Commitments are made by those executing the work, ensuring alignment and shared understanding among all parties.

Short-interval planning ensures the schedule remains current. Each week, the team identifies tasks ready for execution, obstacles to progress, and issues requiring resolution to prevent delays. The plan is an ongoing, collaborative process.

We monitor all obstacles, including submittals, deliveries, design questions, and inspections, and resolve them before they impact the critical path. Constraints are actively managed to maintain project momentum.

Each project concludes with a structured review to assess successes, identify areas for improvement, and determine actionable changes for future projects. This process drives continuous improvement.

A strong delivery system is defined by its effectiveness in managing challenges, not just routine operations.
BLDR360™
was specifically designed to address unforeseen issues.

PROGRESSIVE DESIGN BUILD

For complex technology projects, we advocate Progressive Design-Build, a collaborative delivery model in which the owner, designer, and builder work together to refine scope and cost in real time before construction begins.

Unlike traditional design-bid-build, Progressive Design-Build does not require a fixed scope before resolving unknowns. This approach enables the team to validate assumptions, test feasibility, and make informed decisions at every stage, ensuring a reliable budget. CoBUILD uses this method to protect technology clients from costly redesigns and unexpected change orders that often disrupt complex projects.
